From Theory to Practice: What Nature-Positive Housing Developments Look Like

In our recent Literature Review, Exploring the Costs and Benefits of Protecting and Enhancing Biodiversity in New Residential Developments, Natural Capital Ireland and the Irish Green Building Council examined the growing evidence for integrating biodiversity and nature-based solutions into residential development (Byrne & Lane, 2026). The review found that biodiversity should be viewed not as a compliance cost, but as a form of natural capital that can deliver long-term economic, environmental and social value.
But what does this look like in practice?
Across Ireland and the UK, a growing number of residential developments and infrastructure projects are showing how nature can be integrated into housing, water management and placemaking. From wetlands that treat wastewater to biodiversity-rich neighbourhoods that increase property values and improve wellbeing, these examples demonstrate how investing in nature can create lasting benefits for both communities and developers.
Here are four projects that bring the natural capital approach to life.

1. Green Quarter, London
The challenge: Regenerating a large brownfield site.
The solution: Biodiversity integrated into the masterplan through parkland, wetlands, stormwater management and extensive tree planting.
The natural capital lesson: Berkeley explicitly markets biodiversity as part of the value proposition. Nature is not treated as a planning requirement but as an asset that enhances place attractiveness, resident experience and long-term property value. The company notes that investing in greener, wilder landscapes has also helped reduce maintenance costs over time.

2. Kidbrooke Village, London
The challenge: Creating a high-density residential neighbourhood that delivers homes while also supporting nature, wellbeing and long-term placemaking.
The solution: Berkeley Group worked with the London Wildlife Trust to integrate biodiversity throughout the development, transforming 85 acres into a mosaic of wetlands, wildflower meadows, open spaces, sports facilities and play areas. The approach moved away from highly manicured landscaping towards more naturalistic and ecologically rich habitats embedded within the neighbourhood.
As David Mooney, Chief Executive of the London Wildlife Trust, observed:
“Tell me someone that doesn't want to have wildlife in their window, nature on their doorstep, you know, who doesn't want to see a dragonfly buzzing past their window when they're doing the washing up?”

The natural capital lesson: Kidbrooke Village demonstrates how rewilding can generate multiple forms of value simultaneously. By investing in nature from the outset, the development has enhanced biodiversity, improved resident wellbeing, reduced long-term maintenance requirements and increased the attractiveness and value of the area.

3. The Phoenix, Lewes, England
The challenge: Regenerating a former industrial brownfield site while creating a neighbourhood that supports both people and nature.
The solution: The Phoenix is a planned development of 685 homes where nature acts as the organising principle rather than an add-on. Rain gardens are embedded throughout courtyards to manage stormwater naturally, food-growing spaces are integrated into public areas, and the overall design seeks to strengthen residents' connection with nature while supporting mental health, community cohesion and biodiversity. The development also prioritises biobased construction materials such as timber, hemp and lime.
As Jonathan Smales, CEO of Human Nature, has said:
“Building in natural materials is a no-brainer if you want to talk about sustainability seriously, rather than just paying lip-service.”

The natural capital lesson: The Phoenix demonstrates how biodiversity can function as community infrastructure. Rain gardens help reduce flood risk and improve water management, food-growing spaces strengthen social connections and local resilience, and abundant green space enhances wellbeing alongside ecological outcomes.

4. Dunhill Integrated Constructed Wetland, County Waterford, Ireland
The challenge: Like many rural communities, Dunhill required an effective wastewater treatment solution that could support local needs while protecting the surrounding environment. Traditional engineered treatment systems can be costly to build, operate and maintain, particularly in smaller settlements.
The solution: Dunhill is home to Ireland's first Integrated Constructed Wetland (ICW), a nature-based wastewater treatment system comprising five interconnected wetland ponds. Operating for more than 25 years, the system uses vegetation, sunlight, natural filtration processes and gravity to treat wastewater, providing an alternative to conventional grey infrastructure. The wetland was later extended and has become a central feature of the local landscape.
The outcomes: In addition to effectively treating wastewater, the wetland has delivered a range of wider benefits. It has enhanced local biodiversity, created valuable habitat for wildlife, provided a public amenity and educational resource through the adjacent Dunhill Ecopark, and operates with lower energy and maintenance requirements than many conventional treatment systems.
The natural capital lesson: Dunhill demonstrates how natural systems can perform essential infrastructure functions while generating multiple environmental and social benefits. By harnessing ecosystem processes to clean water, the project shows that nature-based solutions can help address infrastructure challenges, support biodiversity, create community value and reduce long-term costs.
What makes these examples successful?
While each project is unique, four common themes emerge from the review. Together, they illustrate what a natural capital approach looks like in practice
1. Nature is planned from the beginning
The most successful developments do not treat biodiversity as an afterthought. Instead, nature-based solutions are integrated from the earliest stages of masterplanning. This allows ecological features to work alongside housing, transport and infrastructure, delivering greater benefits at lower cost than retrofit approaches.
2. Each space works harder
The best developments are designed to deliver multiple benefits from the same area of land. A wetland, rain garden or green space can simultaneously:
Reduce flood risk
Support biodiversity
Improve water quality
Provide recreational opportunities
Cool local temperatures
Enhance visual amenity
Improve physical and mental wellbeing
3. Nature is treated as an asset
Successful projects recognise that trees, wetlands, green spaces and other ecological features are long-term assets. Like roads or utilities, they require investment and management, but they also generate measurable returns through ecosystem services, increased resilience and improved quality of life.
This shift in thinking, from viewing biodiversity as a compliance requirement to recognising it as natural capital, is central to delivering better developments.
4. There is a clear business case
The strongest examples demonstrate that investing in nature can create tangible benefits for developers, residents and communities alike, including:
Reduced infrastructure costs
Lower long-term maintenance costs
More attractive and desirable places to live
Greater climate resilience
Improved health and wellbeing outcomes
When these benefits are considered together, biodiversity becomes more than an environmental objective. It becomes part of the value proposition of a successful development.
Ultimately, these examples show that nature-rich neighbourhoods are not simply better for biodiversity. They are often better for people, better for communities and better investments over the long term.
